If I am a single-family homeowner in California, can I create a separate dwelling unit on my lot?

Yes! There are so many types of units you can potentially build: detached (or stand-alone), attached, garage conversion, above the existing garage in many jurisdictions, and even a junior ADU. The new laws have significantly decreased side and rear setbacks so many more property owners will be able to build ADUs!

What is the largest square footage I can build on my lot now?

Well, it depends on your local jurisdiction but with the new laws on the books beginning in January, there will no longer be minimum lot sizes and you can at LEAST build 800 sq. ft or 1,000 sq. ft if it’s a two-bedroom ADU

If I convert my garage into an ADU, do I have to create separate covered parking?

Nope! With the new laws, you don’t have to replace the parking when a garage is converted to an ADU
For any ADU, parking is waived when:
-You are within a 1/2 mile of public transit
-You are in a historic district
-You are within 1 block of a bike or car share

Is ADU only restricted to a single-family lot?

No! Now ADUs can be built on lots zoned multi-family as well, creating an amazing opportunity for both homeowners and investors

Can I Airbnb my ADU?

Again, it depends on your jurisdiction but many ordinances on the Peninsula prohibit rentals for less than 30 days.

What kind of potential rental income should I expect from ADU?
