You can buy a SFH for as little as 3% There are simply way more single family homes in the market over Apartment buildings. Con's Typically lower Cash Flow over Multi Family Dont really have enough cash flow to support off-site management Multi-Family (5+ units) Pro's Bigger Cash Flow! More stable (if a tenant moves out, you dont have to feed the property cash to pay the mortgage/expenses. Con's Harder entry point. Min. down payments are 25% Less product available. If you are a new investor, start with single family. Get your systems worked out, build your investment team and learn investment real estate.
