Malclose Limited has submitted a planning application to Dublin City Council for a major new large residential development (LRD) on Naas Road, Dublin 12. The proposal, seeking a 7-year permission, focuses predominantly on student accommodation units.

The Gowan House LRD is set to provide 941 no. student accommodation bed spaces, distributed across two different blocks. The first block ranges from 2 to 15 storeys, while the second spans from 9 to 11 storeys, both situated above basement levels.
The student accommodation consists of 871 standard rooms, 47 accessible studio rooms, and 23 studios. These standard rooms will be organized into 123 clusters. Cluster sizes will range from 3 to 8 bed spaces, each having a communal living, kitchen, and dining area.

The outlined plans also encompass a variety of internal and external communal student facilities. This includes a dedicated cultural and community floor space, a cutting-edge digital hub, and a co-working space, all supported by an ancillary café and a separate retail unit spanning 250 sq. m. Adding to the aesthetic and functional appeal of the development are green open spaces and an elevated walkway above river Camac, both designed to enhance the living experience of the residents. In fact, the river Camac is a focus of this application. Currently underground, and not exposed, the river will be daylit (exposed) as part of the application and become an integral part of the proposed development. It is something that the planning authority was keen to see and have as part of the design of the scheme.

The development will require the demolition of an existing two-storey office/warehouse building and outbuilding to pave the way for this ambitious project. Additionally, infrastructural improvements are planned to facilitate better access to the site. Prioritizing sustainable transportation, the development will offer extensive bicycle storage options at the ground and lower ground levels and visitor cycle parking spaces.
