One easy way to achieve financial freedom is to live cheap. One simple way to do this is eliminate a mortgage. This is what I have done several times using multifamily properties like this latest duplex on the beach. Live in one side and rent the other out.

Make sure the rent income covers all expenses including your mortgage, insurance, taxes, lawn care, etc. There are many loan programs out there where you can purchase a duplex with as low as 3.5% down. I suggest finding a diamond in the rough so you can build up equity in your duplex. This can work well with a single family house with a detached guest house on premise.
