This REIT Dividend Stock Could Yield 8% Within Years

video thumbnail
I am purchasing a deep discount REIT (real estate investment trust) dividend stock. Investors have ignored and dumped this stock, creating a buying opportunity for me (in my very humble opinion). Moreover, I believe this REIT dividend stock could yield 8% or more within the next few years, based on current fundamentals.

00 Introduction: I'm excited to analyze a spin-off company, Orion Office (ONL), a suburban office REIT that I'm buying right now. I believe this company presents a value, and an opportunity for substantial dividend distribution yield.
55 Over the years, I have analyzed a lot of spin-offs here on my dividend investing channel. Just like my favorite investor, Peter Lynch, I'm a fan of spin-offs because so many investors overlook them.
40 SEGMENT 1: ORION OFFICE (ONL) COMPANY OVERVIEW
07 Realty Income (O) is one of my favorite dividend stocks of all time. Make sure to check out the pinned comment for their investor presentation.
47 Orion is a triple net lease (NNN) company that owns suburban office spaces and leases them to tenants.
28 Slide 1: Orion’s Business Model
38 A lot of investors dump shares in spin-offs, which can create opportunity for others.
45 Slide 2: Robust Industry and Tenant Diversification
06 Slide 3: Suburban Net Lease Office - A bright future in this space!
57 I'm focused on core stocks these days, but sometimes it's irresistible to buy these non-core value stocks too!
27 SEGMENT 2: ORION OFFICE (ONL) REIT DIVIDEND STOCK ANALYSIS
50 Orion shares are tanking, while Realty Income is appreciating.
00 ONL Core FFO (Funds From Operations) Forecasts
00 IMPORTANT: On Price To FFO Range, I'm getting a range of 8.22 to 8.62. This is the REIT equivalent to the PE Ratio. Realty Income (O) is trading at a Price To AFFO or 18.81.
12 Why is ONL trading at a much cheaper level than O?
37 Fun Fact: Realty Income (O) now owns the Encore Boston Harbor resort! This is partnership with Wynn Resorts!
18 IMPORTANT: A PRIMER ON TRIPLE NET LEASE REITS (NNN REITS)
49 ONL Dividend Distribution Analysis: They just initiated their dividend distribution.
19 They only announced $0.10 per quarter, or 2.8% starting dividend distribution yield.
44 KEY POINT: They report on FAD (Funds Available For Distribution). Their FAD is way higher than the starting dividend.
45 Based on FAD analysis, I believe ONL can afford to pay a dividend distribution yield of 8.4%.

01 Dividend Dividend By AFFO Analysis - Based on Realty Income (O)
02 Debt Strategy At ONL REIT
19 I love the low market capitalization for Orion, it gives me exposure to small cap.
48 POSSIBLE RED FLAG: Vereit had some issues with the SEC
06 There are red flags with any investment, in my opinion.
