Whenever you're looking at a property as a potential development project, you want to look for signs of GOOD potential. 

In my experience, signs of Property with a LOT of potential from a real estate development perspective include properties: 

- Properties within a half-mile of a bus/train stop (in CA you are able to build ADU's (accessory dwelling units) and get reductions in your parking requirements if a property is this close to mass transit) 

- Properties zoned for apartments or commercial use 

- Properties that have a detached garage or storage space (because this could potentially be converted into an ADU and rented out) 

-  Properties located in a city with a reasonable planning department. This is huge. Picking a property in a city that is NOT developer-friendly can lead to serious issues. 

- Properties with no oak trees (these are a protected plant species in our state) 

- Properties with a large lot and room to build

- Properties on a corner lot, as these, allow for more options on how you design the driveway.
